Construction Project Manager

Description:

The Construction Manager serves as the critical link between clients, design teams, consultants, and contractors. You will oversee the Construction Administration process, ensure timely delivery of documents associated with construction changes, coordinate project teams, and steward the execution of the architectural vision—on budget, on schedule, and with a commitment to quality.

Essential Functions/Duties and Responsibilities:

  • The primary responsibility is for ensuring the successful execution of construction projects. This includes serving as the primary point of contact, utilizing effective communication with all parties from the start of permitting through project closeout.
  • Coordinate with internal design teams and external consultants (civil, structural, MEP, landscape, etc.).
  • Develop and maintain detailed project schedules, budgets, and work plans.
  • Conduct regular meetings to facilitate communication, address challenges and to meet project objectives.
  • Participate in presentations to clients, stakeholders, and governing agencies starting during the building permitting stage.
  • Manage construction administration including submittals, RFIs, change orders, construction change directives, pay application reviews, and conduct site visits to consult with contractors, clients or other parties.
  • Facilitate integrated project delivery by working closely with contractors and construction managers to ensure clients' specifications are met.
  • Prepare contract documents for building contractors and represent clients to select and obtain construction contracts.
  • Report regularly to firm leadership on project status, risks, and milestones to accomplish project objectives and support a culture of quality and innovation.
  • Support junior team members through mentorship and guidance.
  • Complete continuing education each calendar year, which may include, but not be limited to the building Codes Conference as well as other items of value related to improving the Construction Administration and Project Closeout process.
  • Monitor project progress, track key performance indicators and report on project status to stakeholders.
  • Ensure compliance with safety regulations and legal requirements, prioritizing a safe working environment for all involved.
  • May gather information related to projects' environmental sustainability or operational efficacy.

Education and Experience/Minimum Qualifications:

  • Requires education and experience equivalent to a bachelor's degree in construction management, engineering, architecture, or related field.
  • 7+ years of relevant professional experience managing multiple construction projects at one time.
  • Proven experience managing construction projects of varying types and scales.
  • Relevant professional certification in project management or construction management, such as Project Management Professional (PMP)
  • Knowledge of risk management and budget management principles.
  • Experience with construction contract negotiations and claims management.

Knowledge, Skills, and Abilities:

  • Articulate and collaborative verbal, listening and written communication skills.
  • Motivational supervisory skills.
  • Exceptional people management skills.
  • Proficiency with computer-aided design (CAD) software such as AutoCAD™ and Revit™.
  • Familiarity with project management tools (e.g., Procore, ConDoc, AutoDesk, etc.).
  • Proficient in Microsoft Office™ Suite or related software.
  • Skilled problem-solving, negotiation and consultation.
  • Ability to understand client interests and translate ideas into visual and/or tangible references.
  • Project and time management skills that result in meeting deadlines.
  • Strong knowledge and application of accessibility and International Building Code standards, zoning regulations, and permitting processes.

Minimum Physical/Mental Requirements:

  • Regular, prolonged periods sitting at a desk and using computer programs. May require eight or more hours a day computer work on occasion.
  • Must be able to lift up to 15 pounds on occasion.
  • Ability to perform repetitive tasks, regularly.
  • Requires continuous, close attention to detail.
  • Frequent travel to job sites or meeting locations in occasional, inclement conditions.
  • Work involves occasional long hours.
  • Capacity to manage complex tasks under pressure and under stringent time constraints.
  • Observes and follows safety practices.
